Irving is a mixed-tenure working neighborhood with more rental housing than its western neighbors. The tract reports 73.3% owner-occupancy, 26.7% renters and a $927 median rent (ACS 5-year 2023 estimates, accessed 2026-08-13).
The most visible household types are long-tenured owners in small single-family houses, owner-occupants living in one half of a duplex and renting the other, tenant households in that same stock, and first-time buyers for whom this is among the most achievable entries in the city. Investor ownership is a meaningful share.
The owner-occupied duplex is worth calling out as a genuine local pattern rather than an anomaly.
