You will love Irving if you want the lowest possible entry price without giving up the things that make daily life workable. It is flat, it has a park and a playfield, groceries are a level walk away, and it is thirteen minutes from downtown, Miller Hill and Superior alike. For a first-time buyer, and especially for one considering an owner-occupied duplex, it is one of the most realistic neighborhoods in the city.
Look elsewhere if you want a neighborhood with its own commercial life, a lake view, or new construction, because Irving has none of the three. Look elsewhere if industrial and rail frontage on the southern edge would bother you.
And do two things specifically before buying here: if the property is a duplex, get the permit history and use an inspector who works on small multi-unit property, checking metering, egress and fire separation. If the parcel is near the bay frontage, ask about site history.
If you want the main street itself, look north at Spirit Valley. If you want the zoo and the creeks, look west at Fairmount. If you want better connections and can live with more noise, look northeast at Oneota.
