Irving is the flat West Duluth neighborhood between the Grand Avenue corridor and the St. Louis Bay, with a real park and playfield inside it, Grassy Point on the shoreline, and the highest duplex share of any tract in this guide. It is one of the cheapest places to buy in the city and one of the few where an owner-occupied duplex is a realistic first purchase. There is no published median and the multi-unit stock needs careful inspection.
