Irving reads as a compact, flat, working residential grid. Small houses and two-flats sit close to the sidewalk, alleys serve a number of blocks, and the streets run straight in a city where straight streets are unusual.
The feel is unpretentious and lived-in. Yards are small and used. There is more visible tenancy than in the neighborhoods up the slope, which is what a 26.7% renter share and a high duplex count look like on the ground.
The park changes the neighborhood's rhythm. Irving Park and Playfield gives it a centre of gravity that Cody and Fairmount lack, and on a summer evening there are people at the fields.
The edges are industrial. South toward the bay the ground turns to rail and working waterfront quickly, and Grassy Point sits past that. It is worth understanding that the water here is estuary and harbor rather than open lake, and that the frontage is shared with industry.
A Saturday is the playfield, the walk or short drive north to the Spirit Valley strip, the Cross City Trail if you ride, and the Craft District or downtown for an evening. Nothing inside the neighborhood sells coffee.
