You will love Fairmount if you want one of the lowest entry prices in Duluth with genuine outdoor access and you do not need a walkable neighborhood. The zoo is inside it, the dog park is at the edge, Spirit Mountain is six minutes and the Munger Trail starts next door, and the ground is flat enough that winter is easier here than on most of the city's hillsides. For a family with young children on a tight budget, the zoo alone is worth weighing.
Look elsewhere if arterial traffic would wear on you, because Grand Avenue runs through the middle and the frontage blocks feel it. Look elsewhere if you want a walkable commercial block, a school in the neighborhood, or new construction. And look elsewhere if you would rather not think about water, because the creek corridors here have a demonstrated flood history.
Do two things specifically before buying: walk the exact block at rush hour to understand the arterial exposure, and if the parcel is anywhere near either creek, pull the flood history, check the floodplain mapping and ask what mitigation has been done since 2012.
If you want the same price without the arterial, look north up the slope at Cody. If you want a park and playfield of your own, look east at Irving. If you want the river and the trailhead, look southwest at Norton Park.
