You will love Cody if you want a quiet residential street at one of the lowest price points in the city, with a real main street two minutes downhill and a ski hill eight minutes away. It is the West Duluth neighborhood that gets you the Spirit Valley strip without living above a shop, and the outdoor access, Keene Creek, Spirit Mountain, the Traverse and Magney-Snively, is disproportionate to what you pay. It suits first-time buyers, families who will use the hill and the trails, and anyone who wants the west side's convenience without its noise.
Look elsewhere if you need a neighborhood with its own identity and gathering places, because Cody has almost none and borrows everything from its neighbors. Look elsewhere if you want new construction, a lake view, or a published median to price against.
And do two things specifically before buying here: confirm the school assignment with the district if you are anywhere near the western edge, and if the lot touches the Keene Creek ravine, get an opinion on drainage and bank stability before you offer.
If you want the main street itself, look downhill at Spirit Valley. If you want more housing stock and a published price, look east at Denfeld. If you want bigger wooded lots and Proctor schools, look up the hill at Bayview Heights, and budget for the harder winter that comes with the extra 600 feet.
