You will love Bayview Heights if you want land, trees, and quiet at a price the east side cannot touch, and you do not mind driving for everything. A median around $236,000 buys a bigger lot and garage than the same money gets down the hill, the Proctor school pathway is a draw rather than a compromise, and Miller Hill and the airport are closer than from most of Duluth. It suits families who will use the ski hill and the trails, remote workers who want space, and buyers who would rather negotiate than compete.
Look elsewhere if walkability matters at all: no grocery, no cafe, no sidewalks, no neighborhood center. Look elsewhere if the winter would wear on you, because 1,200 feet means more snow, colder nights, longer outages, and a climb at the end of every trip home. Look elsewhere if you want to be near the lake, because from up here Lake Superior is scenery rather than a neighbor.
Do two things before buying: confirm the school assignment with ISD 704 rather than trusting the listing, and find out whether the property is on municipal water and sewer or on well and septic, and who plows the road.
If you want the same schools and a main street to walk to, look at Proctor. If you want the above-the-hill feel closer to Miller Hill, look at Duluth Heights or Piedmont. If you want a walkable commercial street, look downhill at Denfeld or Spirit Valley.
