Oneota is a mixed-tenure working neighborhood. The tract it shares with Denfeld reports 67.1% owner-occupancy and 32.9% renters, with a median rent of $831, the lowest of the West Duluth tracts (ACS 5-year 2023 estimates, accessed 2026-08-13).
The most visible household types are long-tenured owners in small single-family houses, younger first-time buyers drawn by the entry price, and renters in the converted multi-unit stock that gives the tract its unusually high 10.6% share of three- and four-unit buildings. Investor ownership is a meaningful share, as across the west end.
Households here are car-dependent, and the neighborhood's position rewards that: three destinations within about a dozen minutes in three directions. A meaningful number of residents work across the bridge in Superior, which is a pattern more common here than anywhere else in Duluth.
Because the housing is small and cheap and the noise is real, this is a neighborhood people frequently buy into as a first purchase and move up from within the city rather than leaving it.
