East Hillside's household mix follows its housing, which is mixed. In the best-fit tract 24.1 percent of occupied units are owner-occupied and 75.9 percent are rented, with a median gross rent of $976 against a citywide $1,037.
Three groups make up most of it. There are families, which is the meaningful difference from Central Hillside, drawn by the elementary school inside the boundary and by single-family houses with yards at a price that works. There are working-age households renting the duplex and upper-lower stock, many working downtown or in the medical district a mile west. And there is a substantial student and early-career population, because the University of Minnesota Duluth and the College of St. Scholastica are both within a couple of miles and this is among the cheapest housing within reach of either.
Median household income in the best-fit tract is $58,917, notably higher than Central Hillside's $35,750 and closer to the middle of the Duluth range, though the eastern tract toward Chester Creek reads lower at $46,000 while carrying higher home values, which is what a neighborhood with both students and established owners looks like in aggregate data.
Ownership rises as you go up the hill and east toward the creek. The blocks above Ninth Street run into a tract that is far more owner-occupied than either of the two used here.
