East Hillside

Is East Hillside, Duluth, Minnesota right for you?

Part of the East Hillside neighborhood guide. Back to the full guide.

You will love East Hillside if you want an ordinary walkable neighborhood at an extraordinary price. This is the address where a modest budget buys a house with a yard, a school your children can walk to, a co-op grocery on the level, a creek gorge with waterfalls at the end of the street, the Superior Hiking Trail along the ridge above, and a lakefront rose garden five minutes downhill. It suits first-time buyers who can handle an old house, families who want a neighborhood school without east-side prices, students and university staff, and anyone who would rather use a trail than look at one.

Look elsewhere if the hill worries you, and take that seriously. The neighborhood climbs about 535 vertical feet, the numbered avenues ice hard, winter tires are not optional and off-street parking is scarce and valuable. Look elsewhere if you need move-in-ready, because condition varies widely and the retaining walls alone can undo a budget. Look elsewhere if you need a settled middle and high school assignment, because that boundary genuinely runs through this neighborhood and the answer depends on your address rather than your neighborhood.

Shop the gradient rather than the name. The eastern blocks toward Chester Creek, the middle blocks around the school, and the lower blocks near the arterials are three different neighborhoods at three different prices, and the tract data backs that up with a $23,000 spread in median value across one small area.

If you want the same slope closer to downtown and the hospitals, denser and cheaper, look at Central Hillside. If you want the creek and the campus proximity with much higher owner-occupancy, look at Chester Park across the gorge. If you want lake views and historic housing below, look at the East End and expect to pay for it.
