Living in Chester Park, Duluth, Minnesota

Chester Park runs up the hillside between the Chester Creek gorge and roughly 21st Avenue East, from about East 4th Street to the University of Minnesota Duluth and College of St. Scholastica campuses and on to Skyline Parkway. The creek is the western boundary, and it is also the organising fact of the neighborhood: the streets bend to follow it near the ravine and revert to a grid away from it.

The climb here is real but it is spread out, running from about 824 feet at East 4th Street to about 1,115 feet at the campus edge, a rise of roughly 290 feet (USGS Elevation Point Query Service, accessed 2026-08-14). That is a serious grade in absolute terms and a much gentler one in practice than the Hillside neighborhoods to the west, where Central Hillside climbs about 400 feet in a comparable span. Chester Park's streets are drivable in February. Several Central Hillside avenues are not.

The neighborhood's headline asset is the gorge. Chester Park the city park runs about 60 acres of forest and falling water along the whole western edge, with trails on both sides, a run of small waterfalls best in spring melt, and the ground once used for Duluth's ski jumps at the top. At the head of it sits Chester Bowl, a city ski hill with a chairlift and a chalet, run by the Chester Bowl Improvement Club, which also runs winter youth programming and summer day camps. Very few American neighborhoods at this price have lift-served skiing inside walking distance.

The second defining fact is the campuses. UMD occupies 244 acres and enrolled about 9,529 students as of fall 2025 across seven academic units, with a medical school, a pharmacy college and Division I hockey. The College of St. Scholastica sits on 186 wooded acres and enrolled about 2,822. Together that is over 12,000 students at the top of the hill, and it shapes everything below: employment, rental demand, weekend noise, and the condition of a large share of the housing stock.

Price is where the neighborhood makes its case. Redfin does not publish Chester Park as its own geography, so there is no sale median at this boundary, but the Census five-year estimates give a median owner-occupied home value of $261,900 for the best-fit tract. That sits just below the citywide sale median of roughly $290,000 to $310,000 and far below Congdon Park a mile and a half east. Roughly $230,000 to $340,000 is a fair working band for a conventional single-family house.

One number here is routinely misread and it is worth handling directly. Median gross rent is $1,714, the highest in this guide and well above the citywide $1,037, in a neighborhood whose houses are moderately priced. That is not a contradiction. It is what happens when much of the rental stock is whole single-family houses let to groups of students: the ACS records what the household pays for the dwelling, not what one tenant pays for a room.

The East End and Endion occupy the lower ground below East 4th Street toward London Road; East Hillside lies west across the creek; Congdon Park is east; and Kenwood and Hunter's Park sit above the campuses at the top of the hill.
