Who lives in Canal Park, Duluth, Minnesota

Canal Park's residential population is small and specific. The most visible household types are one and two person households: remote workers and professionals who want an urban base, downsizers and retirees who want a building with no yard and no driveway, and second-home owners who use their unit part of the year.

Family households with school-age children are rare, which follows from the housing rather than from anything else: no yards, no single-family homes, and no neighborhood school.

The other large category is not resident at all: hotel guests, short-term rental visitors, and the employees of the district's restaurants, hotels, and venues, most of whom commute in from elsewhere in the city. That produces a daytime and seasonal population many times the resident count, which is the single most important thing to understand about how the neighborhood feels.

The tenure numbers bear that out, with a geographic caveat. In Census Tract 19, which contains Canal Park but reaches well beyond it into downtown, 11.5% of occupied units are owner-occupied and 88.5% are rented, and 80.3% of all housing units sit in structures of five or more (ACS 5-year 2023 estimates, accessed 2026-08-13). Read the tract's $416 median rent as evidence of that downtown-spanning multi-unit stock rather than as a Canal Park figure: nothing in this district rents or sells at anything close to it.
