You will love Canal Park if you want to live in the middle of the thing everyone else drives to. Flat streets, Lake Superior at the end of the block, the Lakewalk out your door, a brewery and a smokehouse and an arena within a few hundred yards, downtown across the skywalk, and no yard, no driveway, and no hill to negotiate in February. For a remote worker, a downsizer, or a second-home buyer, there is nothing else like it between Minneapolis and Thunder Bay.
Look elsewhere if you need quiet, because the bridge horn answers ships at three in the morning and the district hosts a marathon, a concert series, and a month-long light display. Look elsewhere if you need a grocery store you can walk to, a yard, or a neighborhood school. Look elsewhere if you want a straightforward purchase, because the inventory is a handful of buildings and the condominium documents matter more than the listing photos.
Do two things before buying: read the association's reserve study and its short-term-rental rules, and spend a night in the building during shipping season with the windows closed and then open.
If you want the same urban access with more inventory and lower prices, look at Downtown or Central Hillside up the hill. If you want the lake and the sand without the crowds, look at Park Point across the bridge. If you want lake views and a conventional house, look at the East End.
