You will love Park Point if you want to live on the water rather than near it. This is the only Duluth address with a sand beach across the street, open lake on one side and a working harbor on the other, completely flat ground, and a genuine village atmosphere twelve minutes from a downtown. It suits retirees, second-home owners, boaters, and birders, and anyone for whom watching a November storm from a warm room is worth real money and real inconvenience.
Look elsewhere if the bridge would bother you, because one road out over a lift span is a permanent condition rather than a quirk. Look elsewhere if you need walkable errands, because there is no grocery, pharmacy, hardware store, or gas station on the Point. Look elsewhere if your budget tops out near the citywide median, because at $334 per square foot this is the most expensive ground in the guide. And look elsewhere if storm exposure, flood insurance, and erosion would keep you up at night, because on a low sandbar those are live questions.
Before offering, get flood zone and insurance quotes in writing, confirm the school assignment with ISD 709, and cross the bridge at 8 a.m. on a shipping day.
If you want lake frontage without a bridge, look at the North Shore strip past Brighton Beach. If you want the waterfront energy without the isolation, look at Canal Park. If you want lake views with a conventional neighborhood behind them, look at Congdon Park or Lakeside.
