Park Point's household mix is distinctive, and the housing explains most of it. Because prices sit well above the citywide median and much of the stock is waterfront, this is a neighborhood of established owners, retirees, and second-home buyers more than of first-time purchasers or young families.
Long tenure is the dominant pattern. Turnover is low, people who buy here tend to stay, and the community club has the kind of participation rate that follows from a small population with shared and specific concerns: the bridge, the beach, erosion, and development pressure.
Seasonal and short-term rental use is a meaningful part of the picture and a live local issue, and it is worth understanding before buying. A street where several houses operate as short-term rentals has a different summer character than one where they do not.
Households without children are more common here than in the east-side family neighborhoods, which follows from the absence of a school on the Point and the crossing required to reach one.
