Piedmont draws two clear groups. The first is families, on the Piedmont Elementary to Denfeld pathway, choosing hillside houses at prices below what comparable ground costs on the east side. The second, and the one that has grown, is outdoor-oriented buyers who specifically want the trail access and are willing to accept the grades and the driving to get it.

Long-tenured owners are common on the established postwar streets, many having bought decades ago when this was simply an affordable above-the-hill neighborhood rather than a recreational destination.

Ownership is the dominant pattern and rental stock is limited compared with Lincoln Park downhill. Household sizes span a wide range, from couples in ramblers to families in the larger 1970s two-stories on the upper blocks, and single-level ramblers give the neighborhood some genuine stock for households that do not want stairs inside the house, whatever the street outside is doing.
