Duluth Heights draws households that prioritize function. The most visible groups are families with children, drawn by level ground, newer housing, and the shortest errand run in the city; retirees and downsizers, for whom single-level ramblers, townhomes, and proximity to medical offices are a genuine combination; and working households employed in the retail, medical, and service concentration along the corridor itself.

The newer townhome and condominium stock gives the neighborhood something most of Duluth lacks: a realistic low-maintenance option that is neither an apartment nor a century-old house. That draws both first-time buyers and people moving out of larger houses elsewhere in the city.

Ownership is the dominant pattern, with rental concentrated in the multi-family developments rather than in converted single-family houses as happens in Lincoln Park and the East End.
