You will love Woodland if you want a 660-acre park as your back yard and a genuinely central location. This is the Duluth address where you can walk to a trailhead, drive eight minutes to Miller Hill, eleven to downtown or the airport, and five to a university campus. It suits families who will use Hartley weekly, anyone working at UMD or the hospitals, first-time buyers who want a bungalow or a postwar split at a workable price, and investors who understand the campus rental market.
Look elsewhere if the lake is why you are moving to Duluth. There is no view, no frontage, and no walk to the water from here. Look elsewhere if you want walkable errands and a business block, because Woodland has a small node and a two-mile drive to the grocery. Look elsewhere if student rental activity near the campus edge would bother you, though this is street-specific rather than neighborhood-wide and is worth checking in person during the school year. And look elsewhere if a longer, snowier winter than the shoreline sounds like a burden rather than a ski season.
