Riverside is a small, quiet, strongly owner-occupied neighborhood. The tract it shares with Smithville reports 84.8% owner-occupancy, 15.2% renters and a $1,075 median rent, with 91.1% of housing single-family and none in structures of five or more (ACS 5-year 2023 estimates, accessed 2026-08-13).
The most visible household types are long-tenured owners, retirees who have stopped commuting, and households whose lives are organised around the water or the trail. Seasonal and second-home use is a meaningful part of the corridor's history and some of that stock remains.
Remote workers have become a visible category, because a quiet river frontage with a trail through it works well for people who are home most days.
