You will love the North Shore strip if what you actually want is Lake Superior and everything else is negotiable. This is the last frontage inside the city: water at the end of the yard, the Lakewalk running seven flat car-free miles into town, Hawk Ridge above, and the whole North Shore opening up past McQuade. You keep a Duluth address, ISD 709 schools, and city road maintenance while living on a rural shoreline road.
Look elsewhere if you need services, because there are none: no store, no pharmacy, no cafe, no school. Look elsewhere if the school run would wear on you, because it is long at every grade for thirteen years. Look elsewhere if shoreline responsibility would worry you rather than interest you, because erosion, armoring, and shoreland regulation are the real subject matter of owning here. And look elsewhere if you want a clean comparable, because there is no published median and the market on this road spans seven figures.
Do three things before buying: get an honest bank-stability assessment for the parcel, confirm what any existing armoring is and whether it was permitted, and find out what the house was originally and what winterizing has been done.
If you want shoreline access with a walkable block and a school you can reach, look at Lakeside or Lester Park. If you want the North Shore with a town around it, look at Two Harbors. If you want water with sand instead of cobble, look at Park Point.
