This is the Duluth address where you can leave your door and be on singletrack, on the Superior Hiking Trail, or beside a waterfall in under ten minutes, where September means hawk counts and February means skate skiing, and where the neighborhood is quiet enough that you hear the river instead of traffic. It suits outdoor-oriented families and remote workers, buyers who want more lot and more trees for their money than Lakeside offers, and retirees who have been here for decades and are not leaving.
Look elsewhere if you need walkable errands, because there is no grocery store and the retail block is two miles away. Look elsewhere if a seventeen-minute drive to downtown and a twenty-three minute run to the airport would grate, or if you want a neighborhood with somewhere to go on a weeknight. Look elsewhere if the snowiest corner of a very snowy city sounds like a burden rather than a season.
