Knife River reads as a small mixed community of long-tenured year-round residents, retirees, and a meaningful share of seasonal and second-home owners, which is characteristic of Lake Superior shoreline throughout Lake County.

The most visible year-round household types are older owners, many with long tenure on the shore, and working households employed in Two Harbors, Duluth, or the trades along the corridor. There is also a growing remote-work share, drawn by the combination of shoreline, dark skies, and a twenty-five minute drive to a city.

The seasonal dimension is material and should be measured rather than assumed. A substantial portion of shoreline property on this coast is used seasonally or as short-term rental rather than as a year-round residence, which affects both the availability of long-term housing and how populated the community feels between November and April. Census vacancy data reported as "seasonal, recreational, or occasional use" is the right measure to pull alongside the ownership rate.

Families with school-age children are present but few, which follows from a community with no school, no park with facilities, and a twelve-minute bus ride each way.

The Census counts 156 housing units in the Knife River CDP and finds only 61 of them occupied (ACS 5-year 2023, accessed 2026-08-13). That single comparison is the most useful housing fact about the place: roughly three fifths of the housing here is not somebody's year-round home, which is the seasonal and second-home pattern you can see for yourself driving the shore road in February. Of the occupied units the survey found, effectively all were owner-occupied and all were single-family, and ACS suppressed the median rent entirely because the renter sample was too small to publish. Treat those percentages as shape rather than measurement, and assume a long-term rental here is something you find by word of mouth rather than by listing.
