If you ride, Norton Park should be on your list, and most people looking at west-side Duluth never put it there.
The neighborhood runs along Grand Avenue between roughly 75th and 85th Avenue West, bounded by Kingsbury Creek to the east and Knowlton Creek to the west, with Indian Point Park and the St. Louis River at the southern edge and the hillside climbing to Spirit Mountain and Skyline Parkway behind. Fairmount and Cody are northeast, Irving east, and Riverside southwest along the river.
The trailhead is the reason to be here. The Willard Munger State Trail begins at 75th Avenue West near Grand Avenue and runs about 70 paved, car-free miles south through Jay Cooke State Park toward Hinckley. The Western Waterfront Trail along the St. Louis River estuary starts at the same point. Living within a few blocks of that is a specific and unusual thing, and for a cyclist, runner or cross-country skier it is worth more than several thousand dollars of house.
The rest of the outdoor picture matches. Spirit Mountain sits directly behind the neighborhood, about five minutes away, with downhill skiing, tubing, Nordic trails and a lift-served bike park, and the Duluth Traverse singletrack runs the hillside above. Indian Point Park gives river frontage, boat access and a campground at the southern edge. The neighborhood rates 4.7 on nature access, matching its 4.7 on affordability, which is an unusual pairing.
The housing is small far-west working stock, built roughly 1900 to 1970: gable-front cottages, small four-squares, postwar ramblers and modest infill on small platted lots. The neighborhood is physically hemmed in by two creek valleys, the arterial and the river, so it is compact and there is essentially no new construction.
On price this page carries a deliberate gap. Redfin does not report Norton Park as its own geography, so there is no published median. The Far West Duluth band runs roughly $140,000 to $260,000, with Denfeld at $200,000 northeast and the Gary-New Duluth area around $207,000 southwest (accessed 2026-08-13). Price from close comparables.
The Census figures need heavy caution. Tract 33 is shared with Fairmount, Cody and Spirit Valley, and its centre of gravity sits well northeast of here. The 17.0% share of units in structures of five or more almost certainly belongs to the Spirit Valley corridor, not to Norton Park, which reads on the ground as almost entirely single-family. Treat those numbers as regional context and nothing more.
The honest costs: Grand Avenue runs through the neighborhood and the frontage carries arterial noise, the nearest full grocery is seven minutes northeast, downtown is seventeen, middle and high school are a long ride, and both creek corridors have a flood history.
