You will love Morgan Park if you want to own something genuinely unusual at a genuinely low price and you do not need convenience. This is the only address in Minnesota where you can buy a concrete house in a complete 1913 company town, on level ground beside a river estuary, fifteen minutes from Jay Cooke State Park, for around $200,000. It suits first-time buyers who value character over polish, people drawn to industrial and architectural history, investors, and anyone who would rather be quiet and far out than close and compromised.

Look elsewhere if the distance would wear on you, because twenty minutes to downtown and twenty-four to the airport shapes every day, and the school bus ride is long at every grade. Look elsewhere if you want walkable errands or dining, since there is effectively none. Look elsewhere if an unusual building would worry you rather than interest you, because concrete block ownership is a real commitment and the contractor pool is smaller.

And do two things specifically before buying here: get quotes for any work you plan on the concrete, and check the former US Steel site history and remediation status against the specific parcel.
