Housing in Gary-New Duluth, Minnesota

Part of the Gary-New Duluth neighborhood guide. Back to the full guide.

Gary-New Duluth offers close to the most house per dollar available inside Duluth city limits, and the stock is more varied than the price suggests.

The core is modest frame housing from roughly 1890 through the 1960s: worker cottages, small early-century houses, and postwar ramblers, most of them detached, most on flat regular lots. Newer infill exists but is rare. Toward Sargent Creek and the western edge, lots get larger and more wooded and the pattern turns semi-rural.

Manufactured and mobile homes are a substantial part of the market here and deserve their own paragraph rather than a footnote. Across the Census tract covering this end of the city they account for about 26 percent of housing units (ACS 5-year 2023, accessed 2026-08-13). The tract spans three neighborhoods so treat that as strong evidence rather than an exact local figure. The practical consequences are real: financing terms, appraisal method, insurance and resale all work differently than for a site-built house, and whether a specific unit is titled as real property or as personal property determines what kind of loan you can obtain. Establish which you are looking at early, before you get attached to a listing, and if it is titled as personal property understand that your lender options narrow considerably.

Pricing is more workable here than elsewhere in the far west, but still needs care. The recent monthly median of $207,000 and the trailing-twelve-month median of $180,500 disagree by a wide margin and in direction. With homes averaging 39 days on market against a citywide pace near 20, a buyer generally has time and room to negotiate, and condition rather than competition tends to drive the outcome.

The inspection list is the standard pre-1978 Duluth one, with additions. Standard: lead paint, asbestos in older insulation and flooring, older sewer laterals, dated electrical service, ice dams, and radon, worth testing anywhere in this city. The additions here are site history, given the former US Steel Duluth Works nearby and its remediation, and on the western edge the possibility of well and septic rather than municipal service. Ask directly about both for the specific parcel.

Dominant styles: modest early-twentieth-century frame, worker cottage, postwar rambler, manufactured and mobile homes, scattered newer infill. Watch for: lead paint on pre-1978 stock, asbestos in pre-1980 insulation and flooring, older sewer laterals and dated electrical service, manufactured homes: confirm whether the unit is titled as real property or personal property, because it decides what financing is available, ice dams, radon (test given bedrock), site history given the former US Steel Duluth Works nearby and its remediation.

What the housing stock is

Single family67.4%
Tri or fourplex0.9%
Multi family (5+)6%
Mobile or manufactured25.7%

Share of housing units by structure type, summing to 100%. ACS 5-year 2023 estimates, Census Tract 38; St. Louis County; Minnesota (FIPS 27-137-003800), accessed 2026-08-13. Neighborhood boundaries do not align to Census geographies; this is the best-fit tract for the neighborhood centroid. This tract also covers morgan-park and fond-du-lac.

The 25.7 percent manufactured-housing share is a tract figure spanning three neighborhoods. Of the three it is most likely to describe this one, since Morgan Park is company-built concrete and Fond du Lac is a thin scatter of houses on acreage, but the tract cannot confirm the split. Treat it as strong evidence that manufactured housing is a real part of this market, not as an exact neighborhood percentage.
Property taxes: St. Louis County (MN). Owner-occupants should file for the Minnesota homestead credit, which is proportionally a large saving at this price point. If you are comparing against Oliver or Superior across the river in Wisconsin, the tax structures differ materially and are worth modeling side by side.
