Who lives in Billings Park (Superior), Wisconsin
Part of the Billings Park (Superior) neighborhood guide. Back to the full guide.
Billings Park reads as a family and long-tenure ownership neighborhood, with one of the highest ownership shares in Superior, which follows from a housing stock made up almost entirely of single-family homes on their own lots.
The most visible household types are families with school-age children, drawn by the park, the quiet, and the yards; long-tenured owners who bought decades ago and have stayed, many now empty nesters; and retirees, helped by the availability of single-level ranch housing on the postwar blocks. There is a smaller but real thread of outdoor-oriented buyers and remote workers who chose the neighborhood specifically for the Municipal Forest access and the bicycle route to Duluth.
Rental stock is limited compared with the North End or downtown, concentrated in a small number of duplexes and converted properties.
Commute patterns run east into Superior and across the Bong Bridge to Duluth's west side, which is a short and uncongested trip. A meaningful share of households here work in Duluth, and Billings Park is the most convenient Superior neighborhood from which to do that. Tenure here is the highest in Superior: 77.4% owner-occupied and 22.6% renter, with a median gross rent of $962 (ACS 5-year 2023, Census Tract 207, accessed 2026-08-13). Single-family houses are 78.5% of the stock. That combination is the whole argument for Billings Park in one line, a stable owner-occupied neighborhood inside a city where the citywide ownership share is 61.2%. The tract is large, about 10.9 square miles, because it includes the Superior Municipal Forest and the unbuilt ground beyond, but nearly all of its housing sits in these blocks, so the figures still read the neighborhood fairly.
