Living in Allouez-Itasca (Superior), Wisconsin

Allouez and Itasca sit at the eastern end of Superior, southeast of the Nemadji River, on the sandy low ground where the city runs out toward Wisconsin Point. The two names get used together because the areas blend into each other, with Itasca nearer the bay and Allouez toward the docks and the bay's eastern arm. Neither is a tidy district. Residential pockets sit among rail lines, dock infrastructure, and industrial parcels, and the whole area reads as a working landscape with houses in it.

The dominant physical fact is the ore dock complex. The Great Northern Railway began building on Allouez Bay in 1892, and what it built became the largest gravity iron ore dock installation in the world. Starting in 1966 the railroad added a railcar dumping and sorting facility with a 3.5 mile conveyor system, at a cost of about $8 million, reaching full operation in 1977. Today the BNSF Allouez facility is the largest taconite dock in the Twin Ports, holding stockpile capacity of more than 5 million tons of Iron Range ore bound for steel mills.

That facility is why the neighborhood exists, and it is also the neighborhood's most consequential disclosure. Dust from the conveyor system settles on nearby homes, and for roughly fifty years BNSF paid annual claims, averaging about $200 to $500 to around 200 households, to help owners clean it off windows, garages, roofs, and walls. In 2020 the railway abruptly halted most of those payments, paying only about 24 residents after saying it had identified irregularities in claims. The Superior City Council pushed back publicly, and BNSF reversed course that October, agreeing to resume annual payments for homeowners within a half mile of the facility and the conveyor belt (Star Tribune and Wisconsin Public Radio, accessed 2026-08-13). Anyone buying here should ask directly about a specific address's exposure and its current standing with that program.

The other dominant fact is Wisconsin Point, and it is the reason people love this end of the city. The 229-acre park sits on one of the world's longest freshwater sandbars, with about 2.75 acres of developed beach and miles of undeveloped Lake Superior shoreline behind dune and pine barrens habitat, running out to the Superior Entry and its light. In May and September the Point's geography funnels migrating birds along it, making it one of the most productive migratory bird sites in the western Great Lakes. On a summer weekday it is often close to empty. No other neighborhood in the Twin Ports has anything like it two miles away.

Housing is inexpensive and varied. The stock runs from early twentieth century worker cottages and bungalows through postwar ranches, with a meaningful component of manufactured and mobile homes and the occasional seasonal cabin. Redfin does not publish a separate median for Allouez-Itasca; the adjacent East End Superior neighborhood recorded a median sale price of about $209,000 in July 2026, down 11.4% year over year on 10 sales, against a citywide median of about $214,000 (accessed 2026-08-13). Allouez-Itasca generally trades below that, and any single median here is misleading given the mix of property types.

The practical costs are distance and services. This is the least commercially served neighborhood in Superior: fuel and convenience on the US 2/53 corridor, and full grocery, pharmacy, and hardware four to five miles west. Downtown is about fifteen minutes, Miller Hill about twenty-eight, and the airport about thirty. Nothing is walkable.

What you get in exchange is genuinely rare: cheap land adjacent to a Great Lakes sandbar, a world-class beach and birding site as a back yard, the Osaugie Trail's eastern trailhead inside the neighborhood, and a 36-hole golf course a mile away. For the right household, that trade is obvious. For most, it is not.
