Lake Nebagamon at a glance

Lake Nebagamon is a village of about 1,123 people built around its lake in Douglas County, Wisconsin, roughly 25 minutes southeast of Superior. It is more than a century old, grew out of the logging industry, and still has the log-constructed auditorium to prove it, listed on the National Register of Historic Places. It sits well outside the Lake Superior snow belt, which locals treat as a selling point.

Lake Nebagamon is one of the more established lake communities in Douglas County, a village of 1,123 at the 2020 Census, up from 1,069 in 2010, which makes it one of the few places in this guide that is growing rather than shrinking.

The village grew out of the logging era and has kept the physical evidence: its log-constructed auditorium is listed on the National Register of Historic Places and remains a community building rather than a museum piece. That combination of a real lake, a walkable village core, and a century of continuous settlement gives Lake Nebagamon more identity than most communities its size.

The housing splits the way lake communities always do. Lakefront parcels carry a substantial premium and turn over infrequently; inland village and township lots are considerably cheaper. Seasonal and second-home use is a meaningful share of the stock, which affects both the year-round population and the availability of long-term housing.

Two Wisconsin-specific points matter for cross-border buyers. Schools are the Maple School District, not Superior's, with Northwestern High School as the district high school. And the tax treatment is Wisconsin's: credits applied directly to the bill rather than Minnesota's Homestead Market Value Exclusion, with a lower top income tax rate but sales tax on clothing. Superior is about 25 minutes northwest for full services, and Duluth roughly 40.

The village also sits inland enough to miss most of the Lake Superior lake-effect snow that hits the shoreline, which residents will mention early and often.
